Concept Design

Preliminary Costing

Working from the brief, the design team prepares concept drawings while Fenn Projects provides real‑time cost feedback, so design and budget evolve hand‑in‑hand. Early price alignment shields you from the “cost‑shock” that derails so many traditional projects.

Once the concept design is approved, we hand‑pick and engage specialist consultants on your behalf. During this stage, we introduce an Authority Matrix that tracks every approval pathway. This cohesive team approach streamlines decisions, saving you time, stress and unnecessary fees.

(Detailed Design)

The design is refined with full consultant input and town‑planning submissions (if required) culminating in a coordinated detailed‑design package. During on our experience, we carry out buildability reviews and value‑engineering which avoids costly rework and locks in best‑value solutions before construction.

Documentation

Comprehensive “for construction” drawings and specifications are completed, authority and building‑permit conditions are closed out, and any long‑lead time materials are procured to protect the project timeline, getting you moved in quicker.

With project documentation complete, we prepare a fixed‑price building contract offer that is well considered and details inclusions, final costs and construction timeline, giving you improved certainty before work begins onsite.
